By making a booking at either property you are agreeing to these. They are worth two minutes now rather than a surprise later.

Who can stay

Naiko Retreat takes a maximum of six guests. The Villa at Naiko at the Bluff takes a maximum of ten, including children. Exceeding it means being asked to leave and forfeiting the booking.
A maximum of two guests per king bedroom. If you book fewer rooms at the discounted rate, the rooms you have not booked are locked and unavailable.
Children are welcome at both. Deep Creek sits on a steep hill near a beach and bushland, so it may not suit children under ten, and particularly not toddlers.
Visitors need prior approval. With it, up to four adult visitors during the day.
No functions, events, parties or wedding activities without prior approval. The Villa does not permit parties or schoolies at all.
No camping, motorhomes or caravans. Trailers are not recommended on the Deep Creek access track.
No pets. Both properties are working sheep farms — this is for the pets' safety as much as the stock's, especially during lambing.
Strictly no smoking or e-cigarettes, anywhere on either property, including decks and grounds.

Naiko Retreat: check in from 3pm, check out strictly before 11am. At 11am housekeeping start down the single-lane track, which only takes traffic one way at a time.
Naiko at the Bluff: self check-in from 3pm, check out by 10am.
Requests for early check-in or late check-out can be made at booking but may only be confirmed 48 hours before arrival, and often are not possible.
Both properties are keyless. At Deep Creek, arrive before dark if you can.
A two-night minimum applies. Long weekends and peak periods may require longer.

A 50% deposit plus a 2% booking fee is required before a booking is confirmed.
The remaining 50% is charged one month before your stay. Booking within 30 days of arrival means the full amount is taken at the time of booking.
Valid credit card details are required at booking. Visa, Mastercard and Amex are accepted.
No bond is held. Your card is charged afterwards only for damage, breakages, missing items or cleaning beyond the ordinary — and you will be told by email within 30 days.

More than 30 days before arrival: a $100 administration fee.
Between 29 and 15 days: 50% of the total booking.
Within 14 days, and non-arrivals: the full tariff.
Because bookings are often made well in advance, travel insurance is strongly recommended.
Naiko may need to cancel for reasons outside its control — fire, weather, damage, government direction, or an access track becoming impassable. In that case you receive a full refund or may move your stay to another date.

Tell us about any severe or life-threatening allergies before you arrive.
Pantry items may contain nuts, sesame or their extracts. We will remove obvious nut products on request, but checking products before you use them remains your responsibility.
The bathroom products are plant-based and natural, and contain almond oil. We can remove them, but bringing your own is safer. Replacements we buy for you are charged to your card.

Observe South Australian bushfire regulations and fire bans at all times. No campfires or naked flames anywhere on either property.
Please do not feed the wildlife.
No touring the property by vehicle.
Drive with care when sheep are about.
The Futuro at Deep Creek is accessible only to guests who have booked a treatment with one of the recommended therapists.

The properties are unsupervised. Bushwalking, swimming and being near native animals carry inherent risk.
Walking tracks are used at your own risk, and may not suit walkers who are unprepared, unfit or inexperienced.
You agree to take due care for your own safety — clothing, footwear, equipment — and to supervise anyone in your party who needs it.
To the extent permitted by law, Naiko disclaims liability for loss or damage suffered during your stay, and you indemnify Naiko for loss or damage relating to your stay, except to the extent caused by Naiko's wilful default.
Owners and staff accept no responsibility for loss of or damage to guests' property.
